Selling Our House For 3x What We Paid (4 Viewers)

Five years ago we bought this 3 bed, 2 bath double wide on over 1/2 acre of land for 80k

The market here in Tampa has exploded, so we listed for sale by owner on Zillow and were inundated with realtors begging to rep our home and offering to take 3% to cover both buyers and sellers agents

We listed the home at 225k based on comps I researched, and received an offer sight unseen at 232k, but it's FHA

Also got a sight unseen cash offer for 200k

For shits and giggles I checked with my old bosses son who is a realtor and he ran the comps and said I was spot on, he got 225-227k

But there's a similar home pending at 315k, if it goes through it would jump our home to 300k!

We have a bunch of people coming Saturday so we'll see what offers we get

Was just staining the entrance since that weathered wood look wasn't doing us any favors

Once we sell we're asking for 60 days to retain residency while we relocate

Looking at Georgia, Carolinas, Alabama, Tennessee. Kentucky, Arkansas, Mississippi and Louisiana as we can get more home for less since florida pricing is nuts.

Plus where we live it used to be all pasture and open fields, but over-development has turned it into a traffic nightmare, as they plunked down tons of housing communities and all sorts of concrete jungles (i.e. shopping plazas) have been put in, traffic lights everywhere and there's no end in sight. We want to move to a small town preferably, get away from the hustle and bustle.

We had done that 5 years ago, but it's quickly becoming a big town now
 
What sort of property you hoping to get as your next home? Bigger? Smaller? Fancier? More land?

This time around we plan to buy a "real" home, rather than mobile/manufactured. Looking for at least a quarter of an acre so we aren't right on top of our neighbors. And our current home is around 1300 sq feet. Looking for something bigger this time around, in the 1500-2200 sq foot range, preferably with a garage and maybe an in-law above the garage where I can setup my studio for doing my videos, so I can be loud without pissing off the wife lol.
 
Interesting I guess you are done with Florida poker then? Online only now?

I've been playing online for quite some time now. I don't have the expense of fuel, tips, I can eat my own food, more hands per hour, etc.

Don't get me wrong, I enjoy playing live, and perhaps wherever we relocate there'll be a live option that I'm able to film so I can incorporate that into the vlogs as well. But yeah, we're ready to move on from Florida.
 
Just a heads up, online poker is not legal in Tennessee, and I'd imagine not in many of those states you are looking at. Also, the housing market is insane pretty much everywhere so best of luck! My 235k house has almost doubled in the past 4 years.
 
What is the weight of the roller derby scene where you move to? Will this be on the top 2 list :LOL: :laugh:
We have derby events here in Indy and a few casino options =)

Not Kentucky, Middle TN would be nice.
 
DE has legal online poker. :cool I haven't played it in years so it might suck.

It's funny, we're most concerned with the actual home we get, rather than whether I can still go rollerskating nearby or whatever. Those are all secondary considerations. As I continue to play online and grow my youtube channel, we're really just looking for a nicer, larger home with space for me to have a studio and some privacy from the hustle and bustle of big cities.

Also, not sure if you saw Vlog #10 but I used those graphics you made and gave you a shout-out, thanks again!

I've already got my online honey hole, but would enjoy playing live and being able to film as that would be much sexier for the vlog.

Still, I've seen my vlog go from under 100 to over 350 in a couple weeks, so continuing to progress.
 
How many are you willing to model?
Are there any other colors?
I think the size is a bit off, can you make the hammock smaller and the waist larger? I don't want it to feel like a hotdog down a hall way as I waddle to my seat

As somebody who doesn't own a home and might never own one at this rate, can I ask a general question? If your house, in this case, is selling for 3x, isn't any house you buy going to be similarly priced, making the move somewhat lateral?

If it's just because you want to get out of Florida I understand completely. Housing seems to be insane everywhere.

Just a side note…….
I’ve officially been in west Texas now for one year, absolutely love it here. No state income tax, cost of housing still affordable, very low humidity most of the time and still plenty of space if you don’t want to be on top of your neighbors.
Local card rooms are becoming very popular here as well.

If it's just because you want to get out of Florida I understand completely. Housing seems to be insane everywhere.

Fortunately the areas we are looking at the home prices aren't as jacked up, Tampa is one of the most jacked up areas for home prices in the country

If you're looking in the Southeast, I'd expand your considerations to Texas as well. All of what you're looking for plus plenty of live, juicy cardrooms.

We considered Texas, but like Florida the housing prices are nuts. May not be able to get what we want in our budget near the poker hubs out that way

But maybe we'll luck out and find something when the time comes

Depends on where you live. The home I own now would have cost me over twice as much back in Virginia.
 
Makes sense. I guess I was thinking if you were trying to stay in the same area or state. The market here is pretty crazy but still considered low by national standards I believe.
The market is pretty crazy almost everywhere currently. The move I made to west Texas was sort of by accident, I had been planing to try and go to southern Utah but when I discovered a job opportunity in Amarillo and compared cost of living differences, it was a no brainer.
